Greetings

Thanks bro for the share. the top 10 construction companies are more of INFRA, Industrial development companies. IVRCL, L&T, HCC, SP, Punj Lloyd, Gammon etc. do not even care to mention any residential project on their website, unless it is the palace of the prince of oman!!.. Therefore the information on TOP CLASS Construction companies SPECIFIC to Residential projects is eluding.

Only DLF mentions on the home page of each projects about he designer, contractor, landscape agency therefore easy to locate.

Now the question behind this search is to find out
-what are the norms for these various contractors with Builder??
-What are the time durations for a staple 10acres project licence?
-What are the benchmarks with regards to delivery time?
-Do the contractors dictate the terms to builders or is it the other way around.

Experience suggests that quiet a few contractors secure LOI with a bank guarantee from builders as builders of residential projects are considered to be untrustworthy in clearing dues.

Another significant aspect that once can find on individual contractors websites is the mention of projects under execution and the Tentative time of execution (check ahluwalia, bl gupta, wigbrothers website).
-Therefore those invested can get a fair idea, with regards to timely execution.
-If recession sets in it would be a good idea to pick up the best product at bargain price, in resale.
-Finally, about the quality, this is what should interest an end user apart from timely delivery addressed in previous para. Which contractors have delivered shoddy work or excellent work in terms of workmanship, finishing, aesthetics, building sturdiness, quality of raw material used etc..

Ultimately it is a question of getting the value for money when about 2-300000 units (appx) are likely to be delivered in the next five years.
How?,

for gurgaon, hardly 2000 acres worth project must have been delivered.
Hence, 6000 acres X 50 flats per acre = 300000 apartments!!!
